Tollgate Business Park offers prime location for growth

The latest stage of the Tollgate master plan has seen the unveiling of the superb Tollgate Business Park which offers a bespoke business environment and an unrivalled location.

With a maximum of just 12 units available, the architect-designed business park is already attracting interest. That is hardly surprising as it has excellent communications links. The site is just half a mile from Junction 26 of the A12, two miles from Marks Tey Station, on a bus route and adjacent to Tollgate Retail Park, Colchester’s leading out of town retail centre.
Tollgate Partnership has designed Tollgate Business Park to build on the area’s reputation as an excellent commercial centre to create a hub for retail, leisure and business. There is a variety of high quality units including an eye-catching crescent of seven offices approximately 1,700 sq. ft. each.
These can be combined to create a larger space with the facility for a mezzanine floor. There is ample car parking for staff and visitors and each office benefits from comfort cooling, air source heat recovery.
Next to the terrace of offices is the warehouse
style Unit 8 which comprises 6,100 sq. ft. over two floors and includes two offices. This unit has an electric slide-over door and also has plenty of allocated parking. Jayne Gee and Daniel Watts of Tollgate Partnership, said interest in the project was sparked just under a year ago as soon as building work started. “We have a superb location with the A12 corridor right on our doorstep and the Western Approach running alongside. Add the amenities to that infrastructure and we weren’t surprised at the early interest,” Daniel said. “We researched the size of the units carefully. There is nothing like this on this side of town to benefit from the road access we enjoy.”“We don’t normally build without an end-user in mind,” added Jayne, “but what we have here ticks all the boxes in terms of the location and the amenities. From a staff wellbeing point of view it also has so much to offer; you can visit Sainsbury’s or Frankie and Benny’s in the lunch hour, there is even a doctors’ surgery and dentist nearby and we are on a bus route.”


The Tollgate Partnership plans to attract smaller companies which are ready to expand and need the reassurance of further capacity to continue their growth. Jayne said: “We have a unit which is 11,000 sq ft and we are finding generally that is too big and what else is out there between starter units and these large units? Nothing. That’s why we have designed these to give businesses flexibility and encourage people out of starter units - to take that next step. It is a big step for any company to take on a new unit but they can see there is growth here by adding a mezzanine or taking on an additional unit.” The mixed offering of offices and warehouse-style units means the business park appeals to a range of businesses. The B1, B2 and B8 planning approval opens up a range of possible uses including ancillary retail. The site benefits from cycle shelters, landscaping, CCTV security and communal lighting. Each unit was fully fitted wc facilities and carpet tiles within the office space. The ease of access to the A12 gives any business excellent links to the East Coast ports, M25, Ipswich and Stansted.


Designed by Emptage Architects and built to high specifications by Barnes Construction. Tenants also have the reassurance of knowing the management of the business park will be run by Corporate Associates, sister company to Tollgate Partnership, an approachable local company with an excellent reputation. “We will certainly remain in Tollgate and are managing the site ourselves.” said Daniel. “Our record with our tenants is excellent; we don’t have a high turnover of our buildings.

Once tenants are in we look after them and they can come to us if there is a problem and it is dealt with immediately. As a small, family run business it is quite easy to make decisions quickly. We don’t need to refer back to a weekly board meeting.”
